Crawl Space Moisture Control System in Jamestown, Kentucky

Challenge
This crawl space was having moisture issues. The homeowners were concerned about their livelihoods with mold growth and musty smells. We devised a plan, and then began the project.
Solution
Step 1: Stop Groundwater Leakage

Sump Pump Installation (SmartSump):
- Purpose: The SmartSump system is specifically designed for crawl spaces and helps to remove water that accumulates in the lowest part of the crawl space.
- Action: Installing the sump pump at the lowest grade ensures that it can efficiently collect and pump out water, preventing standing water and potential flooding.

Perforated Pipe Installation:
- Purpose: These pipes act as a drainage system to manage groundwater seepage into the crawl space.
- Action: Perforated pipes were installed around the perimeter and under the crawl space floor. They collect water and channel it towards the sump pump.
- Backfilling with Gravel: This additional step helps in filtration and prevents soil from clogging the pipes, ensuring a long-lasting and effective drainage system.
Step 2: Encapsulation and Vent Sealing

CleanSpace Liner Installation:
- Purpose: The CleanSpace liner is a heavy-duty vapor barrier designed to encapsulate the crawl space and block moisture from the ground.
- Action: The liner is spread across the floor and walls of the crawl space, creating a sealed environment.

Drainage Matting Installation:
- Purpose: Placed under the CleanSpace liner, the drainage matting allows water to move freely towards the sump pump and adds a cushioning layer.
- Action: Its bubble design provides an air space that helps in drainage and adds protection for the liner, making the crawl space more accessible and comfortable if needed for future access.

Vent Cover Installation:
- Purpose: Sealing the crawl space vents prevents humid outside air from entering and condensing inside the crawl space.
- Action: Vent covers are installed to block these openings, contributing to the moisture control strategy and maintaining a dry environment inside the crawl space.
Step 3: Air Conditioning and Humidity Control
- Dehumidifier Installation (SaniDry Sedona):
- Purpose: The SaniDry Sedona is a powerful dehumidifier that helps to maintain low humidity levels in the crawl space, preventing mold growth and wood rot.
- Action: By connecting the dehumidifier to the sump pump, it can efficiently remove up to 100 pints of water from the air each day, draining it directly out of the crawl space.
Editor's Note: We didn't install insulation because this was a lake home that is rarely used in the colder months.
