Crawl Space Repair Photo Album: CleanSpace Encapsulation System used to resolve moisture in Wilmore, KY

A homeowner in Wilmore, Kentucky was experiencing some moisture in the crawl space so they called The Basement Doctor of Central Kentucky to find a solution to this problem.  The home was built in the 1990s, has a block foundation, and there was plastic sheeting laid on the crawl space floor as a vapor barrier.   The Homeowner met with Chris F., a Certified Inspector, who recommended that WaterGuard Basement Waterproofing System along with Drainage Matting and CleanSpace Vent Covers is installed.  Chris also recommended that a SmartSump and a SaniDry Sedona is installed to resolve the moisture concerns in the crawl space.  CleanSpace Drainage Matting is a plastic matting with dimples throughout it to create a channel for the water to flow out of the crawl space.  Clean Space Drainage Matting was installed under the CleanSpace Liner.   The CleanSpace Liner is a bright, white, 20-mil-thick plastic liner, similar to a pool liner.  The CleanSpace Liner is attached to the walls and the floor of the crawl space to provide a vapor-proof barrier between the ground and the home.  CleanSpace Vent Covers are used to cover the existing vents to create an airtight seal of the crawl space.   The SmartSump Crawl Space Drainage System is used to pump the water out of the crawl space.  It has a special Airtight Lid that is designed to fit tight against the CleanSpace Liner.  The SmartSump also includes the WaterWatch Alarm and an Airtight Floor Drain.  The WaterWatch Alarm will sound if there is a pump or power failure.  It will also sound if there is plumbing leaking into the crawl space.  A special pocket on the lid fills with water and sounds the alarm.  This will alert the homeowner to a problem with the system that needs to be resolved.  This is a great feature to have since most homeowners do not go into the crawl space that often and may not realize there is a problem.  If there is a plumbing leak, the water will drain into the airtight floor drain, but it will not allow the water to come back up into the crawl space.   The SaniDry Sedona is an air system used to dry and filter the air.  High humidity encourages mold, mildew and musty odors.  The special filters on the SaniDry filter out mold spores, dust mite droppings and other particles in the air.  A crawl space is part of the home, so whatever is in the crawl space is also in the living space.  Having a properly maintained crawl space will make the living environment healthier and more comfortable.
