For those who don't know, ICF is short for insulated concrete foam. It is technically a poured concrete foundation as a foam mold held together by rebar is used for concrete to be poured in. The foam mold is nice because the foam also acts as an insulation barrier. ICF home's are extremely strong due to their thick walls and rebar tangibles, but they can share a common weakness with other types of crawl spaces, moisture issues. ICF home's have much less ventilation than other crawl spaces, which can be really bad if the air is not controlled, especially if there is standing ground water, (as seen in this crawl space). But once ICF homes are properly encapsulated with a powerful dehumidifier, a proper moisture barrier, and in cases necessary like this one, a capable sump pump, the closed ventilation works in their favor. Often called 1,000 year homes, ICF's paired with our encapsulation methods make for a very sturdy structure, which very well could see a 1,000 years of age.
The weight of the surrounding ground water around this home's foundation was causing water leaks and bowing foundation walls. In order to fix it, we first installed an interior perimeter waterproofing system with our WaterGuard drains, and two SuperSump sump pumps in opposite corners of the basement. We then installed PowerBrace beams on the bowed in walls to reinforce them.
This homeowner called us because their basement was seeping water. They called us because the other company they called out for an estimate recommended foundational waterproofing. Foundational waterproofing requires excavation all around the outside of your home down to the footers. Then, they install drains that will be sure to clog at the bottom. Lastly, they then install a type of membrane along the outside of the walls and hook it up to a sump pump. This process is expensive and doesn't relieve walls of water pressure.
Knowing that this project seemed a little too expensive to fix their water problem, they then called us. We quoted them a much less expensive project, and a much more convincing system. Our system is interior and requires a lot less excavation. We only dig a six inch wide trench along the perimeter to be able to install our subfloor drains that have a way less likely chance of clogging than outside drains that sit in the mud. And instead of trying to block out the water with a type of membrane, (which allows water to build up in pressure along your basement walls) we instead invite the water to come into our drains with weeping holes under the floor. This puts a lot less hydrostatic pressure on your walls.
After we installed our system the homeowner was happy and is now free from basement flooding stress.
