This crawl space was only about a foot or two high, but the piers were sinking into the soil. This was causing gaps to form on the first level of the home near cabinets, doors, windows, floors, and ceilings. We aimed to fix this problem by installing SmartJack posts, which can be adjusted in the future if ever needed. The gaps began to close as we adjusted them to bring the level back to where it was originally.

This house was built on a slab foundation, meaning the footers were pretty much on top of the dirt. We often witness foundation problems for structures built on slabs because the footers do not sit beneath the frost line, (the frost line is where the soil is able to freeze underground). Because the footers of the foundation sit above the frost line, the soil beneath it often goes through periods of shrinking and expanding, causing havoc on the foundation. Although scary, we were able to fix this side of the structure relatively easily by underpinning the foundation with steel piers. After lifting the foundation back with the red attachment on the piers, (seen in the after picture) we then take the attachments off and backfill the piers, leaving them completely concealed from the ground.

A Hazard, Kentucky homeowner called The Basement Doctor of Central Kentucky to find solutions to an issue they were having with water seeping into the basement. The home was built in the 50s with a block foundation and there had not been a sump pump installed. The home has a basement and crawl space areas. The homeowner met with Brice, one of our Certified Inspectors who recommended that the homeowner have WaterGuard Basement Waterproofing System, a TripleSafe Sump Pump System, and Perf Pipe Crawl Space Drainage System installed in the crawl space to resolve this problem for the homeowner.
WaterGuard Basement Waterproofing System is a piping system installed between the walls and the floor of the foundation walls. This piping system will intercept the water that is seeping in and drain it into a sump pump system, such as the TripleSafe Sump Pump System to be drained out of the basement.
As the name suggests, the TripleSafe Sump Pump System is a three pump system. The first pump is a Zoeller M-53 1/3 hp pump. This pump does most of the pumping. Pump two is a Zoeller M-98 1/2 hp High Volume Pump. This pump operates when either pump one fails or pump one cannot keep up with a heavy flow of water. If pump one becomes overwhelmed pump two will come on and give it a "turbo boost" to keep up with the water flow. Both pumps pumping together can pump up to 6,200 gallons of water per hour. Pump three is an UltraSump Battery Back-up Pumping System. This pump will turn on and run on battery power to remove water during a power failure. A maintenance-free battery and pumping station are included.
In the crawl space, we installed "Perf Pipe". Perf Pipe is a 4-inch pipe with perforations in it. It is installed on the inside of the crawl space along the foundation. This will help the crawl space area to drain and also to keep the water from then seeping into the basement as well as control water in the crawl space.
These products working together will keep this basement dry for the homeowner. Having a dry basement and crawl space is important to a healthy environment in the living area. A Hazard, Kentucky homeowner was having problems with water seeping in at the floor in the basement. They called The Basement Doctor of Central Kentucky for a solution to this problem. Brice, a certified inspector, recommended WaterGuard Basement Waterproofing System and a TrenchDrain is installed to resolve this problem for the homeowner.
The TrenchDrain is a piping system with a grate at the top. This allows water to drain into the pipe and be pumped out of the basement through the sump pump system. This is installed commonly across outer basement doorways and across garage door entrances where water is seeping in.
WaterGuard Basement Waterproofing System is similar to the TrenchDrain in that it also is a piping system. The top of the pipe looks different and works a little differently. WaterGuard is installed in a little trench in the floor, like a TrenchDrain. The difference is that the top of the piping system of WaterGuard is covered with cement and a small wall flange is exposed. This allows the water that is seeping into the basement to be able to get into the WaterGuard. It is then pumped out of the basement.
These systems will pump water into the sump pump system to be pumped out of the basement to keep the basement dry. This will allow the homeowner to use the basement for storage or extra living space without the worries of water intrusion.
