This homes foundation was sinking because the soil underneath it was shriveling up from the drought. We stabilized the home by installing SmartJacks. SmartJacks are able to transfer the weight of the home to load-bearing soils, which won't allow them to sink.
This basement was leaking water in through the sides and the floor. The water was leaving the walls and floors dirty and moldy, so it was time to waterproof. The basement also had a connected little crawl space off to the side. We encapsulated this tiny part with Clean Space liner. We also extended the CleanSpace liner to the basement walls, to help cover up the moldy and dirty walls before. We also installed WaterGuard along the basement interior perimeter to drain seeping water to a Super Sump sump pump. The WaterGuard per usual gets covered with a thin layer of concrete to help conceal. The result is a healthy, clean looking basement.
This crawlspace was caving in from the roof because the beams that held it up were sinking into the ground over time. SmartJacks apply strength to the crawlspace and are special because they can be adjusted over time in case the crawlspace sinks even more.
We installed six piers onto this houses foundation in order to keep the foundation from shifting any further and causing more cracks.
This home had stair-step cracking in the bricks on the front side of the house. This type of cracking occurs when their is suspected foundation settlement issues, which is what we diagnosed. We fixed the settlement issues by installing piers under the footer of the home. We were even able to lift the footers using hydraulics through the piers. This house won't settle any more on the front side.
